Gr\u00e2ce au m\u00e9canisme de <strong>d\u00e9membrement<\/strong> du droit de propri\u00e9t\u00e9 : l\u2019usufruit du bien et sa nue-propri\u00e9t\u00e9.<\/p>\n<ul>\n<li><strong>La personne d\u00e9tenant la nue-propri\u00e9t\u00e9 <\/strong>a le droit de c\u00e9der le bien (vente, donation) ou de prendre des d\u00e9cisions importantes sur ce dernier.<\/li>\n<li><strong>Quant \u00e0 la personne qui d\u00e9tient l\u2019usufruit<\/strong>, elle peut utiliser le bien et b\u00e9n\u00e9ficier de revenus si celui-ci est lou\u00e9. Dans une optique de transmission anticip\u00e9e de patrimoine, ce type d\u2019investissement est donc tr\u00e8s avantageux car l\u2019\u00e9valuation fiscale de la nue-propri\u00e9t\u00e9 se fait selon le nombre d\u2019ann\u00e9es d\u2019usufruit restantes (Article 669 du CGI). <em><em>\u00ab L\u2019usufruit constitu\u00e9 pour une dur\u00e9e fixe est \u00e9valu\u00e9 \u00e0 23 % de la valeur du bien en pleine propri\u00e9t\u00e9 pour chaque p\u00e9riode de dix ans sans fraction \u00bb.<\/em><\/em><\/li>\n<\/ul>\n<p><strong>Par exemple,<\/strong> si la donation intervient peu de temps apr\u00e8s l\u2019achat et que la dur\u00e9e du d\u00e9membrement restant \u00e0 courir est<strong> sup\u00e9rieure \u00e0 dix ans<\/strong>, la valeur de l\u2019usufruit sera estim\u00e9e \u00e0 46\u00a0% (deux fois 23\u00a0%) et celle de la nue-propri\u00e9t\u00e9 \u00e0 54\u00a0%.<\/p>\n<ul>\n<li>Par ailleurs, l\u2019\u00e9ventuelle plus-value prise par le bien entre la date de la donation et celle du d\u00e9c\u00e8s de leur parent donateur \u00e9chappera \u00e9galement \u00e0 toute taxation.<\/li>\n<\/ul>\n\n          <\/div>\n  <\/div>\n<\/div>  <\/div>\n<\/section>\n\n\n<section class=\" block block-button\" id=\"block--9\">\n  <div class='button-body normal'>\n          <a class=\"cta bleu-is-light\" href=\"https:\/\/www.iselection.com\/contact\/\" target=\"\">\n        <span>\n          Contactez nos conseillers pour en savoir plus                  <\/span>\n      <\/a>\n      <\/div>\n<\/section>\n\n\n\n<section class=\" block block-text\" id=\"block--10\">\n  <div class=\"text-body\">\n    <h2>Nue-Propri\u00e9t\u00e9 : un placement patrimonial <strong>que l&rsquo;on peut revendre sans probl\u00e8me<\/strong><\/h2>\n<p>Un autre avantage de la Nue-Propri\u00e9t\u00e9, c\u2019est la possibilit\u00e9 de <strong>revendre son bien \u00e0 tout moment<\/strong>. En effet, il n\u2019est pas soumis \u00e0 des contraintes de dur\u00e9e de conservation minimum, comme c\u2019est le cas pour le Pinel par exemple. Il n&rsquo;est pas n\u00e9cessaire d&rsquo;attendre la fin du d\u00e9membrement pour r\u00e9aliser cette vente.<\/p>\n<p>Il est \u00e0 noter que <strong>le march\u00e9 d\u2019occasion est tr\u00e8s pris\u00e9,<\/strong> et qu\u2019il est dop\u00e9 par la raret\u00e9 de l\u2019offre. Alors que peu de nus-propri\u00e9taires proc\u00e8dent \u00e0 la revente de leur bien avant \u00e9ch\u00e9ance, de nombreux acqu\u00e9reurs potentiels recherchent des dur\u00e9es plus courtes tout en b\u00e9n\u00e9ficiant des m\u00eames avantages patrimoniaux et fiscaux sur la dur\u00e9e restant \u00e0 courir<\/p>\n<p><strong>Plusieurs facteurs expliquent ce dynamisme :<\/strong><\/p>\n<ul>\n<li>Les biens sont quasi neufs et bien entretenus par des professionnels,<\/li>\n<li>Il n\u2019y a pas de d\u00e9lai de livraison \u00e0 attendre,<\/li>\n<li>En achetant un bien sur le march\u00e9 secondaire, les nouveaux investisseurs peuvent b\u00e9n\u00e9ficier d\u2019une dur\u00e9e de d\u00e9membrement r\u00e9duite, leur permettant de l\u2019utiliser ou de le louer \u00e0 plus court terme.
